We are aiming to be a proactive management team. Through our experience with other Body Corporates, the long term benefits are many.
The property at Sphere is a big undertaking to clean and maintain. We have taken on new cleaning contractors who are responsible for cleaning all the common areas of the individual schemes and also around the Principal scheme.
We also have new gardening contractors to look after the extensive gardens and grounds around the Sphere property.
From the outset we are working closely with the three Body Corporate Managers for each of the thirteen individual Body Corporates and the Principal Body Corporate, with the goal of cost effectively maintaining and managing Sphere as a first class residence.
Questions From Owners
We have been asked about owners being able to pass on the Gold Coast City Council water charges to their tenants – this, unfortunately for you as an owner, can not be achieved unless ALL apartments at Sphere have a water meter plumbed in and connected.
As an explanation – the way the current system works is that all water consumed in the property of Sphere, whether watering the gardens or flushing the loo or drawing a glass of tap water, is metered by one Main Water Meter at the point of entry of Sphere on Musgrave Avenue.
This metered amount is then divided amongst all the owners at Sphere, by the Gold Coast City Council, and then posted out as a Water Bill.
By the way, we have been told recently this bill will now be split quarterly rather than six monthly.
Another question from a tenant regarding cleaning external windows of a building – each building Body Corporate is responsible for implementing a cleaning program for all those windows that cannot be easily accessed from inside the building.
All glass that can be cleaned safely from within the property boundary can be carried out by an owner or tenant.
Do not take the risk and rent with Landlord’s Insurance.

Vacancy Rates Down = Rental Rates Up
We felt from early on that we needed to increase the weekly rents at Sphere.
This rental adjustment can only be made at certain times, so at the appropriate opportunity we are increasing the rents based on the prevailing conditions and market comparison.
Don’t forget that we will contact you to seek your approval prior to a new lease being granted.
We are partnering with Simon Miller and Associates to offer the services of sales and marketing of apartments at Sphere.
